Vacant, owner occupied or tenanted this service will be provided for your home. We will have home staging professionals guide you through preparing your home for sale. They will give advice on staging 'how-to's' along with a DIY staging list. We also contribute a mini-stage session in homes that are currently furnished where the staging team will re-group furniture and add small touches to the decor. If you decide on full staging you will be provided a free estimate.
This report will be emailed to you before signing off on a listing price and post-walk through. This will provide a detailed look of the most current comparable sales and active listings in your area. We will also cover prevalent market trends to optimize our pricing strategy.
This is not the time to snap iphone photos! A local company will be used to create a professional photography package to accompany the listing before it hits MLS. We have worked with this company for years and they do not disappoint. We prefer the photography to take place when your home is at it's brightest point in the day. The floor planner will be incorporated at the same time and will measure corner to corner for the most accurate dimensions, both will be included in the online presence of your home.
This brochure will be a show case of the photography, floor plan, listing information sheet and additional property details. We save one page to list any/all upgrades, dates of accomplised maintenance along with neighbourhood hilights, the closest coffee shops, grocery stores, school catchment district and more. Buyers love information and this is something we love to provide. An educated buyer is the best kind.
It is not 1980 anymore. Most buyers will view your property before setting foot in your home. Your home's online presence is your first chance to make the all important first impression. At Selling Van City we strive to deliver a beautiful online property package reaching audiences through MLS/Realtor.ca, Google Ads, Facebook sponsered ads, Twitter, REW.ca and more.
While the internet is a great place to start, it always leads to reality. Open houses will be scheduled 3 times in the first week of listing. Once listed on MLS we will post an Agent's Open house on the day that coordinates with your area (e.g. Friday is downtown, Tuesday is Westside). This will be held 10-12 and acts as a preview for realtor's with potential buyers to view your home and often clients will come with them. The first weekend of your listing we will have opens on Saturday and Sunday at your convenience. Private showings will also be scheduled to accomodate all potential buyers!
